Green motivation: shall get the government and local financial subsidies.

The incremental cost is still increasing for green development, what is the motive power of start grade development for developers in addition to social responsibility?

“From one-start to three-star, the green building will increase incremental cost. But from the final technical requirements and target for green buildings, the incremental cost could be recovered during the later operation, the recovery period could be 4-5 years, or 7-8 years, which shows that the long term return rate is quite higher of green buildings”, Yang Rong Said.

Furthermore, the government is also studying and discuss about the star grade subsidy for green buildings.

"China's large public buildings green energy saving Summit Forum" was held on November 8. The vice minister of the Ministry of Housing Qiu Baoxing said, once the three-star green building standard executed in China, they can get the preferential treatment from local government and state financial subsidies, and if it begins to collect property tax in the future, the three-star green buildings can be considered to reduce or remit taxes.

“From now on, the large public buildings should start to be implemented in this way”, said Qiu Baoxing.

According to Qiu Baoxing said, the state was considering special subsidies for green building, in which the three-star green building would be given subsidy of 75 yuan per square meter; for the small town with more than 30% of new built green buildings would be named as “green town”, and green small given the subsidy of 10 million -20 million yuan one time.

At the forum, Qiu Baoxing also introduced that the preferential policy for green buildings from local government was clearly day by day. All the green buildings, it would return 1% plot ratio for one-star grade, 2% for two-star grade, and 3% for three-star grade.
　
It is known that the related support policies for green buildings development would be unveiled in Beijing Green Building Conference next year.
